Severn Valley farm offers the opportunity to ‘walk in and start farming’

A stock rearing and finishing farm put up for sale in the Severn Valley offers the opportunity to 'walk in and start' farming, according to a local estate agent.

The 195-acre Llwyngwyn Farm at Llanwnog, near Caersws, Powys, has been put on the market in the region of £1.7m.

According to Tony Evans, a Partner at Morris, Marshall and Poole with Norman Lloyd, the property provides the ideal opportunity for someone wanting to get on with farming with all the necessary land, outbuildings, and farmhouse in place.

"Some farms are often sold off in lots, but Llwyngwyn is a perfect stock rearing and finishing farm. In addition to the farm business, its position overlooking the Severn Valley provides stunning views across to the Dolfor and Kerry hills," he said.

The farm has a total of 195.34 acres made up of pastureland used for grazing and conservation.

"In total, the farm is a well balanced and productive property with an extensive range of farm buildings suitable for the housing of livestock, implements, machinery, and fodder," added Mr Evans.

The farmhouse was extensively refurbished in 2000, including roof and loft insulation. A caravan is also included in the sale providing additional accommodation.

"The land is very well managed and suitable for intensive grazing with livestock, fodder conservation, or fodder-arable use. The boundaries are well maintained, and the property has been farmed to achieve productive crops," said Mr Evans.

In addition to the land, there are a substantial number of stock rearing buildings that have been well maintained.

He added: "To the rear of the farmhouse is a more traditional stone and slated range of buildings which are currently used for storage but may be of use for alternative purposes, subject to the necessary permission and in addition to this there is a range of livestock housing, fodder storage and implement storage buildings."

The guide price is £1.7m in a single lot. Offers must be made by 12noon on Thursday, 5 August 2021. Completion is intended for Friday, 1 October 2021.
