Border farm sale provides commercial opportunities for diversification and stunning Shropshire views

A substantial farm close to the Shropshire-Powys border has been placed for sales, offering opportunities for investment, income and stunning views of the Shropshire Hills.

 

Santley Farm near Minsterley, Shropshire, is a substantial stock rearing and finishing farm looking towards the stunning Stiperstones and Devil’s Chair area of the South Shropshire Hills.

 

It includes more than 261 acres of land, a farmhouse, and outbuildings in four lots totalling £1.7m.

 

Estate agents and chartered surveyors Morris, Marshall and Poole with Norman Lloyd are acting on the sale. They say there is already significant interest in the farm and the land.

 

They said there would be interest from people looking for a good investment, with significant income and a home in one of the most stunning parts of the Welsh Border.

 

The farmhouse itself, built in a Devon Longhouse style, is believed to have been built by miners involved in the mining phase of the area.

 

“This is a very rare sale of a farm of this kind in the area. While Santley Farm could continue as a stock rearing and finishing farm, there are opportunities for diversification into sporting, forestry or light industrial, subject to necessary planning,” said Tony Evans, a Partner at MMP/NL who is handling the sale.

 

“We currently let the farm on behalf of the vendors on an annual grazing licence agreement and the owners claim for basic payment scheme payments and are entering into a Stewardship Scheme.

Significant income generation

“The current income created by the claims for BPS and grazing are in excess of £35,000 per annum.”

 

“There is also the potential to increase this income if the property is entered into a mid-tiered Stewardship Scheme of around £6,000-£8,000 per annum. Consequently, the purchaser of the farm as a whole would provide a substantial annual income on the current basis of claims and lettings together with comfortable family accommodation in an attractive countryside position.”

 

The sale is freehold with vacant possession on completion, which has been set for 26 August.

 

The farm is being sold as either a whole or in four lots. Lot 1 is the farmhouse and 9.166 acres of amenity pastureland with a guide price of £500,000; Lot 2 is a substantial block of pastureland extending to 100.61 acres. It also includes a five-bay Dutch Barn. It has a guide price of £400,000.

 

Lot 3 consists of 57.59 acres of a substantial commercial area of lowland pastureland set out in a number of well-shaped blocks with small areas of amenity woodland. It also includes a seven-bay steel building, a concreted and walled cattle handling area and a five-bay steel portal building. It has a guide price of £400,000.

 

Lot 4 is an area of commercial lowland pastureland suitable for intensive grazing with livestock and a further block of upland pasture. It totals 93.32 acres and has a guide price of £400,000.

 

“We’re anticipating a lot of interest in the farm as a whole and the separate lots and we’d suggest early viewing through us,” added Mr Evans.
