Smallholding offers chance to acquire Georgian farmhouse and 29.3 acres of land

Smallholdings have become a rarity on the Mid Wales and Shropshire property scene and yet are highly sort after.

The release of the 29.33-acre Upper Garreg Llwyd smallholding at Sarnau, near Arddleen, Powys, on to the market this month is expected to generate a lot of interest.

The Georgian three-bedroom farmhouse with attractive gardens and farm buildings is being sold as a whole with the land or in three plots.

“Before lockdown smallholdings were in high demand and this is even more so after restrictions were lifted as people look for new opportunities or properties with potential and plenty of outdoor space,” said Tom Davies, a Chartered Surveyor at Morris, Marshall and Poole with Norman Lloyd, who are selling the property on behalf of the vendor.

Stunning position in open border countryside

“The farmhouse is in need of modernisation and renovation, but its features are stunning and its position within the open countryside is spectacular.

“The property offers someone the opportunity to continue a smallholding enterprise of some kind, or equine and associated enterprises, or the chance to use it as a home and convert the outbuildings for office, studio or other workplaces, subject to necessary planning approval.

“If bought as a whole the agricultural land could be let or used for agri or equine purposes.”

To be sold in one or three separate lots

The property will be sold as a whole in the region of £630,000 or in three lots, comprising lot one with the farmhouse and outbuildings and 9.32 acres of land; lot 2 is 17.87 acres of roadside agricultural land; and lot 3 with 2.14 acres of roadside agricultural land.
