An increasingly rare opportunity to purchase a detached country house in an unspoilt location with no neighbours! Situated above the village of Aberangell, about 10 miles from Machynlleth and having a very pleasant southerly outlook, the property is in need of further renovation and benefits from grounds and surrounding woodland of about 2 acres.
The property is of timber frame construction, externally rendered under a slated roof.
Owing to its very rural location, access is difficult with a standard vehicle and the selling agents recommend that all vehicles are left at point x on the location plan and clients who wish to inspect the property proceed on foot for the remaining half a mile or so. Four wheel drive vehicles will access the property with little problem. The vendor or the agents accept no responsibility for any damage that may be caused to any vehicle.
The accommodation includes:
Ground Floor:
Entrance Porch
Sitting Room (16'2 x 15'3); open fireplace, tiled and insulated floor, 3 windows, stairs off.
Dining Kitchen (15'7 x 10'3); 3 windows, external door, range of base units and cupboards to 2 walls, Rayburn solid fuel range (not connected).
First Floor:
Landing
Bedroom 1 (15'4 x 9'3); cast iron fireplace, built-in cupboard.
Bedroom 2 (10' x 9'10); airing cupboard.
Bedroom 3 (9'5x 6'9).
Shower Room; low flush WC, vanity wash basin and corner shower cubicle, heated towel rail.
The access track drops down into a grassed glade providing ample parking and turning area. Level lower area below house with detached caravan, used as storage. Attached outbuilding (21' x 16')' with deep inglenook, stone and block built with corrugated roof, offering excellent potential on further accommodation (subject to approval). The remaining land is mainly to woodland, only part of which is coniferous.

We are advised by the owner that the neighbouring farmer has a right of way along the track and road to the left but is not aware of it being used during their ownership in the last 45 years.
