There are a few things you should consider. First, invite two or three Agents to evaluate your property before making a decision. Recommendations / Reviews are a good place to start.

Although going with the highest valuation may be tempting, it's important to prioritise a solid reputation for delivering results and building positive relationships. Above all, choose an Agent who you feel comfortable with and understands your priorities.

Information required by Estate Agents.

It is mandatory to undergo ‘Know Your Customer checks’. These checks are intended to prevent money laundering and the financing of criminal activities within the UK. The checks will consist of confirming your identity and requesting documentation to prove your ownership of the property.

When to instruct a solicitor.

It is recommended that you instruct a Solicitor as soon as possible. This allows your Solicitor to gather and prepare the necessary paperwork, so you can begin the process immediately after accepting an offer. Delays are the most common reason for sales falling through, so being prepared is key. It's essential to choose a reputable, local Solicitor with extensive knowledge in property matters.

Agreeing on a Guide Price for your property.

One of the most crucial steps when selling your home is agreeing on a Guide Price. This is where an experienced, knowledgeable Estate Agent can be invaluable. Determining whether to accept an offer.

Some Buyers may be more appealing than others, for example, if they are Cash Buyers or not part of a chain. We will handle all negotiations, including dealing with multiple bids and agreeing on specific terms, and keep you informed throughout the process.

The process of accepting an offer.

Once an offer is accepted, We will then connect the Buyer's Solicitor with your Solicitor to begin drawing up the contracts.  Once the final copies are signed, Solicitors will exchange contracts to make the agreement legally binding. It's important to have an experienced Agent onside to help guide you through the conveyancing stage to a successful exchange and completion of contracts.

Planning ahead.

Once you have a completion date, consider the following preparation steps to lessen the burden:

Arrange for building insurance ahead of time and secure a removal company. Notify all relevant parties, such as utility companies, the local authority, TV licensing, doctors, and financial services, of your moving date and new address.

On moving day, gather appliance manuals and spare sets of keys for the new owners, and take final meter readings to avoid any future disputes.

Completion: The final stage of the property purchase process.

The completion stage marks the end of the property selling/purchase process. During this stage, the balance of funds is transferred from the Buyer's Solicitor to yours, and the property title is legally transferred to the new owner. Typically, Solicitors aim to complete the transfer before midday. However, in a chain of linked Buyers and Sellers, the process may be happening simultaneously, several times over, so it can take several hours. Your Solicitor will settle any outstanding payments, such as legal fees, Stamp Duty Land Tax/Land Transaction Tax and the Estate Agent's commission.
