A Valuation is not a Survey
It is important to remember that a Lender’s Valuation Report merely informs the lender whether or not the property is reasonable security against the loan. The report is restricted to the provision of a summary description of the property and a Market Value appraisal. No advice on the property’s condition is given.
Buying a home is potentially a complicated and expensive process. You appoint a Solicitor or Licensed Conveyancer to deal with the legal process and so too should you appoint an Independent Surveyor to investigate and report upon the condition of the property. Because forewarned is forearmed, choosing the right form of survey will help highlight any serious problems and advise you of the specific risks before you commit to the process of buying a property.
A Written Valuation is designed to report upon Market Value, taking account of the overall state of the property. The report will be restricted to provision of a summary description of the property and a Market Value appraisal. No advice on the property’s condition is given.
The Condition Report is suitable for conventional residential properties in a reasonable condition. The report focuses on; condition, utilising a clear ‘traffic light’ system of rating, summary of risks and highlights areas requiring further investigation. It enables a prospective buyer to allow for essential works in negotiating a purchase. The report does not provide a value or insurance assessment/rebuild cost but this can be provided as a supplement.
The HomeBuyer Report is typically prepared for a private homebuyer and is best suited to conventional housing types built after 1900. This survey report, designed with clear, simple and easy-to-follow information about the condition of a property, is licensed by RICS (The Royal Institute of Chartered Surveyors).
The HomeBuyer Report is concise and user friendly, assisting the purchaser in their decision by reporting on the property’s condition, value, need for repairs and replacements, and what further advise is required before exchanging contracts. Properties receive colour-coded condition ratings, based on the surveyor’s professional judgement on the state of repair of elements of the building.
