THE LAND
An extensive block of upland grazing comprising of grade 3b and 4 agricultural grassland (including 11.68 acres of broadleaf woodland) that is available for sheep only. The land benefits from roadside access in several locations and natural water sources.

TENURE
The land will be let on a Grazing Licence from 1st April 2025 to 28th February 2026.

RENT
The rent will be payable in two equal instalments, being payable in advance of 1st April 2025 and 1st October 2025.

WAYLEAVES, EASEMENTS & RIGHTS OF WAY
The land will be let subject to all existing Easements, Wayleaves and Rights of Way. The Landlord reserves the right for himself or a nominee of his choice to access any part of the land at any time.

At any reasonable time accompanied by a copy of these particulars. Inspection of the land is to be carried out on foot and not by motor vehicle.
