Morris Marshall & Poole offer Landlords 3 service options: Let Only, Full Management and Full Management Plus. Our marketing material is clear in explaining the parameters of each service and the costs involved. Unlike several of our competitors we do not charge additional fees for Inventories or registering deposits which means Landlords can sign up to Morris Marshall & Poole in the knowledge that everything will be taken care of for a fixed fee.
Our Management Plus service includes rent protection and legal cover should the Landlord need to regain possession of the property. This is a service that very few of our competitors offer and Landlords who have bad experiences previously, like that we can provide this safety net.
In many of our offices we are the only agent in the area advertising our rental properties on Rightmove. This provides a significant advantage not only to Landlords, who get the maximum exposure for their properties, but also for Tenants as this is often the first place a prospective Tenant would look for a property. This has also allowed us to reach Tenants from further afield than the local advertising had done previously and we find the majority of our enquiries are now generated through Rightmove.
Tenants in our managed properties are given access to a 24/7 emergency telephone number, giving them piece of mind should anything go wrong outside of office hours, including Christmas Day. Our website, created through The Guild of Property Professionals, also now has the facility for Tenants to report repairs online. This again means they are not restricted to office hours when they are likely to be working themselves.
Our partnership with our referencing agency, Rent4Sure, provides additional services to both Landlords and Tenants. Both parties can arrange their insurance through Rent4Sure and they also offer Tenants a service to set up a broadband provider.
Unlike many local agents, we have a rental department in each office meaning both Landlords and Tenants have the benefit of dealing with familiar faces throughout the letting process. This personal approach is a service in itself as the client won’t have to deal with a different person each time they contact the office.
