Property viewings and sales are continuing throughout Mid Wales and Shropshire under strict Covid-19 regulations as estate agents report a buoyant market.
As regulations in Wales and England change this week, property viewings, sales and moves can still take place under strict guidelines.
Morris, Marshall and Poole with Norman Lloyd said the combination of the Land Transaction Tax and Stamp Duty ‘holiday’ in Wales and England had heated up the market locally.
This is in addition from buyers looking for a property with outdoor areas and gardens due to the ongoing coronavirus regulations.
High demand for residential properties
“Since the end of the original lockdown in summer we have seen demand for residential properties throughout the region grow to unprecedented levels,” said Andrew Turner, a Partner at MMP/NL.
“The looming Stamp Duty and LTT deadline have convinced many people to make the move. In many cases, buyers and sellers have been considering upsizing or even downsizing for some time. The tax holiday has simply accelerated this, and it’s created a strong market.
“In terms of sales, the 31 March deadline might seem some time away, but when you factor in the necessary legal and financial arrangements, the timescale is a lot shorter. And so, we would advise anyone considering buying or selling a property to act immediately.”
MMP/NL is abiding by UK and Wales Covid-19 rules when it comes to property viewings.
“In the first instance, we would advise potential purchasers to view properties online and virtually. In many cases, we have virtual tours. They can then shortlist properties without having to visit them,” added Mr Turner.
Virtual and physical home viewings
“Once they have earmarked a house they’d like to see, we can arrange a socially distanced viewing. Our website has all the details about this process.”
For those looking to sell their property, we can offer appraisals under the same Covid-19 guidelines.
Home completions can take place along with moves based on the Welsh Government and UK government guidelines. MMP/NL can advise on these.
MMP/NL can undertake a free appraisal of property and market it to potential buyers throughout the UK through its online marketing tools and being a member of the Guild of Property Professionals.
MMP/NL has offices in eight towns, including Newtown, Oswestry, Aberystwyth, Welshpool, Llanidloes, Rhayader, Tywyn, Machynlleth and a showroom at Aberdyfi. It also has a specialist Rural Team based at Welshpool Livestock Sales and an associate office in London.
