A Guide for Landlords

At Morris Marshall and Poole we treat everyone as an individual and we aim to tailor our service to meet your needs as a landlord. You can choose between fully managed or a let only services, under either option you will get the same exceptional attention.

We manage around 800 properties and source tenants for many more landlords who manage their own portfolio. Our dedicated lettings team includes 11 professionally qualified staff in 7 offices and everyone within our lettings teams receives regular training, to ensure we are completely aware of the latest Laws and Regulations affecting property rentals. We are also local people, we live and work in the same communities and many of our team have spent their entire careers with Morris Marshall and Poole.

Letting Only Service

  • Free market appraisal/advice on properties compliance with legislation
  • Advice on Rental Value
  • Full marketing of property including: office display, circulation of letting list and regular newspaper advertising
  • Enhanced marketing as members of The Guild of Property Professionals
  • We can undertake Energy Performance Certificates which will last for 10 years, electrical tests and legionella risk assessments where required (separate fee payable)
  • Free advertising on www.morrismarshall.co.uk www.rightmove.co.uk and www.onthemarket.com
  • Accompanied viewing service
  • Comprehensive Tenant assessment through Right to rent checks
  • Comprehensive Inventory and Record of Condition.with photographic record
  • Preparation of the Assured Shorthold tenancy agreement.
  • Collection of the first months rent and security deposit.
  • Registering deposit with The Dispute Service
  • Transfer of utility and council tax bills into the Tenant's name and meter readings
  • Final vacation inspection based on the original Inventory and Record of Condition report
  • Our fee - One months rent plus VAT to include local advertising with a minimum fee of £360 including VAT (£300 plus VAT)

 

Full Management Service

  • As Letting Only Service plus
  • Transfer of rent to Landlords nominated bank account
  • Monthly statement of account
  • First point of call for Tenant for all letting issues
  • Routine maintenance and repairs arranged and invoices paid from rent received (if Landlord has given prior instructions)
  • Property visits to advise Landlords of property condition and to check Tenant compliance with clauses of tenancy agreement if required
  • Checking property against original Inventory and Record of Condition and administering security deposit on vacating
  • Keeping the Landlord updated with current and new legislation
  • Our fee - 12% of rent collected including VAT (10% plus VAT) and £180 including VAT (£150 plus VAT) setting up fee which includes tenant finding service and local advertising

 

Management Plus Service

  • As Full Management Service plus
  • Rent protection worth up to £50,000 should your tenant fall into arrears
  • Legal cover worth up to £100,000 should you need to bring possession proceedings against the Tenant for breach of Tenancy
  • One policy per property regardless of the number of Tenants on the Agreement
  • 12 months cover with nill excess
  • Our fee - 15% of rent collected including VAT (12.5% plus VAT)* and £180 including VAT (£150 plus VAT) setting up fee which includes tenant finding service and local advertising (*LIMITED OFFER)
